Palm City's restaurant changes this year come in two kinds, and you can tell them apart by street. On Martin Downs, restaurants that ran for decades have handed their rooms to new concepts. Fin & Flame lasted 31 years and Hurricane Grill & Wings lasted 20. On Mapp Road, the names are new to Palm City altogether. One is a taco brand making its first move into Martin County, and another is a Stuart burger spot opening its second location.
So the familiar Martin Downs addresses now hold different restaurants, and the names you haven't eaten at yet are clustering along one stretch of Mapp Road. Here is the 2026 picture, address by address, with each item marked as open, closed or announced as of October 12, 2026.

The year's first big change on Martin Downs was a closing. TCPalm reported that Fin & Flame Grill and Oyster Bar closed on Feb. 14 after 31 years under the same family's ownership.
Four months later the space reopened under a new name. Fantini's Fusion Kitchen opened on Martin Downs Boulevard on June 12 in the former Fin & Flame. TCPalm described a menu drawn from Asian, Italian and Mediterranean flavors and a look inspired by Miami and Manhattan Art Deco. Owner Jimmy Fantin told the paper he trusts chef Sean Camillo to balance new ideas with classic technique. A family seafood grill became a fusion kitchen with wine and cocktails, and the address stayed the same.
The second change happened faster. After 20 years in western Palm City, the Hurricane Grill & Wings on Martin Downs Highway became Palm City Tap House, a sports bar. TCPalm reported that it reopened on Aug. 27 after closing for just three days to renovate. It still sits next to Townies Tavern. On most weeknights you would have had a hard time catching the gap.
Next up is a chain that's new to town. Jersey Mike's is in development at 3078 SW Martin Downs Blvd. in Martin Downs Village Center. TCPalm noted it will be the brand's first Palm City location. No opening date has been reported.
Panera Bread permanently closed its Palm City restaurant at 2894 SW Town Center Way on Aug. 4, according to TCPalm. No replacement has been reported for that space.
Where Martin Downs has mostly been filling familiar rooms, Mapp Road has been picking up names Palm City has not had before. Three businesses with no previous Palm City location have announced plans there, and the two with reported addresses are close together on the same road, at 2830 and 2916 SW Mapp Road.
The biggest is Papichulo Tacos. Treasure Coast reported on Oct. 2 that the company will open the Palm City restaurant at 4 p.m. on Friday, Oct. 23, in Treasure Isles Plaza at 2916 SW Mapp Road. It's the brand's first Martin County location. Three Amigos Hospitality Group owns it and also runs locations in Jupiter and Royal Palm Beach.
The size explains why this opening matters more than a typical storefront. The company describes about 4,500 square feet with seating for roughly 150 guests, built around a covered outdoor bar with seats on all four sides and televisions for watching games. A room that size can take a full table after a youth game or a big group on a Saturday, and few restaurants in Palm City can.
The second Mapp Road name comes from Stuart. Burger Daddy, chef-owner Ron Kerr's smash-burger restaurant, has announced a second location at 2830 SW Mapp Road. Hometown News reported that the Palm City menu will match the original on Indian Street in Stuart, which opened in 2024: smashed burgers, sweet potato fries and milkshakes under the tagline "Smash Hard, Ride Free."
The third is Remi J's Coffee Cafe. TCPalm reported in April that it planned to open on Mapp Road in summer 2026.
Two of the three Mapp Road arrivals have already moved their announced dates.
Papichulo Tacos first posted plans for Palm City on social media in July 2025, according to TCPalm. The paper placed it at the north end of Treasure Isles Plaza near the corner of Mapp Road and 29th Street. If the Oct. 23 opening holds, it will come about 15 months after that first announcement.
Burger Daddy's timeline has changed too. A photo caption in the Hometown News story gives an Aug. 10 opening. The same article's text says the restaurant was targeting the end of September. On Sept. 17, TCPalm reported a Friday, Sept. 25 opening. We haven't found a published report confirming that the doors opened, so the location is listed here as announced.
Remi J's is in the same position. Its summer target has passed, and we found no later local report confirming an opening or a street address.
Of the three, Papichulo is the only one with a company-announced date and posted hours.
Both corridors connect through Martin Highway, and the state is repaving it right now. The Florida Department of Transportation's Oct. 2 Treasure Coast traffic report lists resurfacing on SR 714, Martin Highway, from east of SW Stuart West Boulevard to west of Citrus Boulevard. Completion is estimated for fall 2026. The same report schedules overnight repaving closures of both northbound I-95 ramps at SR 714, Exit 110.
That roadwork overlaps with Papichulo's opening and a busy few weeks at Newfield, on the western side of Palm City. Here are the dates:
Martin Downs gave you one new room in June and another in August, and Jersey Mike's is still to come. Mapp Road's first confirmed new opening is scheduled for 4 p.m. on Oct. 23 at Treasure Isles Plaza.
A new restaurant on a corridor changes what nearby homes are close to, and buyers ask about it. If you're curious how this year's changes figure into your own home's value, Matt & Kate Shaw are glad to put one together.
